Proptech pitch deck
Property is the biggest purchase most people make, and they make it rarely. Proptech investors want to see how you earn more than once from each customer, how you win against brokers, and how the business holds up when the property market slows.
The numbers
Property transactions are large and infrequent. These numbers show whether the business can grow steadily anyway.
Deals closed, such as sales, rentals or loans, and what you earn from each. Show revenue, not the value of the property.
On the slide: by month and city, never with property value presented as revenue.
The share of enquiries or site visits that become a closed deal, and how long it takes. It shows how good your matching and service are.
On the slide: as a funnel with time to close at each step.
Rent collection, property management, subscriptions or software fees that repeat. They smooth out the property cycle.
On the slide: by quarter, with retention of recurring customers.
New listings, projects or properties under management. In proptech, quality supply is usually the constraint.
On the slide: growth in verified supply by city, and the share that is exclusive to you.
The same fictional company, last quarter. Verified listings and instant visit booking lifted conversion at the visit step.
RERA
Under the Real Estate (Regulation and Development) Act, 2016, real estate agents must register with the State RERA authority before facilitating the sale of plots, apartments or buildings in RERA-registered projects, and the registration number must appear in advertising and sale documents. Penalties for unregistered agents can run per day of default[1].
Whether a proptech platform counts as an agent depends on what it does. A listing site that only shows ads is different from a platform that negotiates and earns a commission on the sale. Investors will ask which you are and which registrations you hold.
For rentals, home loans and property management, other rules apply, such as tenancy laws or lending rules. Show which ones touch your model.
Rules differ by state. Confirm your position with a lawyer before you pitch.

The order follows the structure most investors expect, from Sequoia's original business plan outline[2] to Y Combinator's seed deck advice[3]. The notes are what changes for proptech.
Red flags
Investors give a deck a few minutes. DocSend found average review time fell to under three minutes in 2022[4]. These are the slides that use those minutes badly.

Transactions and revenue per deal, conversion from lead to deal, time to close, recurring revenue share and retention, supply growth and acquisition cost.
Real estate agents must register with the State RERA authority before facilitating sales in registered projects. Whether a platform counts as an agent depends on its role, so check with a lawyer.
